This is a tricky issue indeed, @John Bernardo.The best way to have accuracy in this is the same as the best way to shorten your learning curve in real estate investing:  have a great team.Your real estate agent, property manager, lender, and contractors can all be dynamite reference points and guides for building out your Scope of Work and executing it.Prevailing wisdom would say that your agent or PM will be the most valuable first member of your team, and I'd encourage you to find one that is a master at their craft and great to work with.

It seems as though a lot of the comments are people defending their craft, and rightly so as i suspect many like myself don't realize what goes into a deal. this was started by the OP regarding a specific incident with his agent, who made sign a buyers agreement. i am in no way saying you have to take on every person that walks into your office stating they are an investor.  

Get a MA lease crafted by a MA landlord attorney.  

Better... ask her what she's going to do with the money and use what you learn to craft your offers.

Instead try increasing your knowledge to get better and better at your craft and be specialized in services that can help you stand out.

You have to create hand-crafted mailers for apartment buildings if you aren't just doing spray and pray and hoping for one response.
