If anyone knows any lawyers in Hawaii that specialize this, I’m open to referrals. 

(I know that seems silly if it's a residential addition, but as a lawyer I imagine you know how situations can go sideways very quickly.

Sometimes people use agents, but if the agent isn’t a lawyer or CPA, then it’s likely that the agent is the actual owner of the property.

I have a meeting with a business lawyer this Friday but, just want any other feedback before the meeting for further clarification as well as advice that I am not thinking about.

@Srinath Gopinathan in my experience your generic lawyer is too risk-adverse and or trying to make a buck by overcomplicating a situation. 

I am going to see a lawyer to make sure that I do not over step the law in this matter.

At this stage, your focus should be putting as much money as possible into your first deal, rather than on accountants, lawyers, or consultants.Hiring a CPA can wait until you’re further along—either when you’ve got something under contract or need help with entity setup or tax planning.

The heirs can go to the lawyer to schedule to bring the estate out of probate, than will be ready to be sold.

You should speak to an real estate lawyer before purchasing this property. 

If you decide to stay in CA I would definitely suggest getting to know a good tenant/landlord lawyer that is familiar with lease creation and knows the process well.
