It's definitely a bigger headache taking care of these things while tenants are living there and when things do go out, they tend to go out at non-convenient times such as Christmas eve when it's 0 degrees outside and nothing is open. 

Hi Drew,I looked at Kearney, and it looks like a nice small town, a long way away from the bigger cities.[1] Now you say you want to "Connect" and "Network" -- and ask what can do to provide value to others.Way too wide of mesh in your net...tighten it up--what do you want to get from others--focus on that vs what can you give to them.You cannot find a needle in a haystack unless you FOCUS on finding it.Don't worry about what you can give to others--it's probably nothing they really want or need.[2] Focus on making Business Friends...get invited over to Don and Betty Drapers house for a BBQ, or Christmas Caroling.Not friends like in High School, but Business Friends...You might be the youngest person there.Pull out our wallet and invite 20 people (you have know for at least 6 mos) to a chicken and corn BBQ at your place, if only 1 shows up--that's better than zero.

People are busy with their kids school events, shopping and getting ready for Christmas or getting ready for vacation before the new year.

You have to buy real estate to get ahead in real estate.Besides the one time I had to throw all of the sick orphans  out during that freezing cold Christmas!  

We fully know we have to allow service animals and when that happens we don't visit that cabin with my daughter until a good bit of time has past and several cleaning cycles have occurred and hope for the best.I have a 9 day booking at Christmas that was booked months ago.  

We look forward to his Christmas photo on Santa's lap that he sends out every year reminding us it's always a good time to buy.Now, with that being said, there were some incidents with him that at the time I thought were unprofessional.

On Christmas morning?

I have given a $100 Christmas bonus.I would find someone you trust and just pay them what they ask per instance.

More importantly, it really felt good to be able to provide a nice home for a family (they have 4 kids) and was able to get them in the week before Christmas.. perfect timing!

Then I send a Christmas card and gift card made out to EVERYONE/ANIMAL.
