There are a number of ways to find homes: Wholesalers, MLS, driving for dollars, mailing campaigns, Auctions, Bird Dogs,  etc.  

Personally, I started out looking for deals for other investors by bird-dogging and wholesaling.

We are also open to taking on some modest renovation work.My first experience with real estate was as a young teenager, when I accompanied my grandparents as they shopped for a small, single family homes in my childhood neighborhood.

Maybe that is bird-dogging deals once you learn how to evaluate deals, maybe it is cleaning up their flips/rentals, etc.
