I don't think its fair for you to say they are making money without it as I doubt you have access to their books.

Like you said, probably not so easy here in MA but you did give me an idea about alternative uses...I typically focus on properties that I can make buildable by solving zoning issues, access issues or minor wetland issues.  

You'll want to work with a good agent so you can gain the right understanding of the market you're in and pull accurate comps while also getting access to exclusive deals and pull the comps.

Instead of 30+ emails back and forth, now I just send them a consolidated report or grant them access to review transactions.

I suggest that you contact customer relations at AHP, tell them you're a potential investor and ask for access. 

I've watched several "Webinars" (pretty sure they're just hyped up YouTube videos and not what I would consider a webinar) right here from BP that are really just a push to become a "PRO" and gain access to all the tools.
