I remember when I completed my first ground-up new construction here in Chicago - FELT AMAZING to finish.Our biggest lessons learned were around getting the water service done early on because of our harsh winters and making sure we keep our designer in check! 

I believe one of those 2 states won’t evict during winter months.Where’s my beer?  

I wanted to wait out the winter to start on any repair projects but now while getting other quotes, I think the initial quote was very much under what I may be looking at to pay.

But realize that if you live somewhere seasonal, occupancy can vary... like cold winters in Texas probably equal lower occupancy.   

There are some decent spots that do well and are more affordable than Raleigh.Also I bought during the winter during slow season, great neighborhood but horrible photos, clutter everywhere, original condition.

You won't miss the Chicago winters!

Would love to purchase some place that has year round activities so income isn't limited just to winter.

From maintaining Winter and Summer temperatures to deposit alternatives, etc.

What are the main activities that attract guests up there...hiking, skiing in the winter? 

I am struggling till date with rehab not finished and it will only go worse since we are coming close with winter weather.
