I probably spent a few hundred bucks on my contract and assignment agreement.

Depending on your long term goals I wholesale and use the assignments fees to buy free and clear properties and I use creative marketing to buy and keep in my portfolio. 

I like having my depreciation expenses being available against just my highest taxes every year rather than use too much in year one.
