Pratish Halady New to rental property investing
4 November 2016 | 10 replies
In terms of area, more specifically the location we went for is in the St Francis heights area a bit farther south which I think is a bit nicer than the northern part of Daly City (e.g. the Crocker area). My rationale for this area was (1) it is close to SF but does not suffer from all the rent controls and tenant friendly rules in SF itself, and (2) since it is close to BART, might be workable for someone working in city or in Bay Area but more value for money. My in-laws actually live in Richmond which is very nice.

They GAME the system. They buy the buildings CHEAP because they are rent controlled.. harass the current tenants, get them out, and then make MILLIONS by converting to condos and selling them at market. It's not fair to guys like me who don't have the means to do it and even if I did, I would not cause the suffering of so many people in order to enrich myself.Guys like me suffer because I am unwilling to play their illegal games.

If not it's not really worth getting a lawyer involved if you are not the landlord and your assignment fee should not suffer if the tenants are still in the property.

It also includes any intentional act or omission that may cause a financial loss to the lender (a loan that is made and then upon discovery of certain matters the loan is no longer marketable as intended can create such a loss) regardless of such a loss being suffered or intent of a borrower or their awareness of such a loss to some extent, depending on those circumstances.
Neil Patrick What state to buy my first investment property to cash flow?

Problem is there are a lot of thieves and incompetents, and when you are 1st starting out you won't likely know enough to be able to pick out these 3 and get them all right, and may suffer as result (believe me, I know from painful experience).I started by moving from Glendale, CA (nice neighborhood, but horrible for cash flow investing) to Palmdale, CA (not so nice, long commute, but cheap and much better cash flow).
