Let's say you purchased a 4 unit and let's assume you accurately forecast the financials and rehab:50k purchase w/30k rehab (+ soft costs, holding costs etc.)ARV is 100k Purchase and rehab funds come from hard moneyAfter your rehab, stabilization, and seasoning you refi in 1 year @80%.

But our government specializes in soft power, so I don't think it would come down to that anyways.

So does any have any experience with freedom soft?

I also learned a lot of lessons, we kept expanding and building more and had no idea that the market could go soft.

And I was polite and actually offered to help him shovel some snow he was working on ( he was a older gentleman).From what I could see she was asking to much ,so I called and tried negotiating with her ( rookie) and kind of came soft and said something like " Your asking price is high for a house in that neighborhood, could we work on your price?

In the meantime am enjoying this (possibly temporary) soft spot.

You can get vinyl floor which uses a pressure adhesive and the planks do not ship-lap or interlock; this allows each plank to be pulled-up/replaced without disassembling the entire floor.In (converted) houses, I tend towards hardwood (engineered or traditional), a good quality laminate, or ceramic/porcelain tiles (if the subfloor is stable enough).In {older}, stick-built multis, you are often compelled to use soft flooring options (carpet, vinyl, linoleum, cork), particularly in bedrooms and living rooms, due to sound transference.  

I can say "You're the ugliest animal alive" in a soft nice voice and it will grawl at me.
