In my opinion, on a private setting, saying “within 10%” lower would be a great response, when i started to explore residential sector a few months back, i tell the client i’ll help them with detailed bid and in return, i’d like a detailed opinion in my bid.

Most of my leisure time is spent researching and reading the world of business.  

Get a foot in the door by actually working in the property sector and getting away from full commission so we can get a loan more easily. 

They can be folks working in the tech sector for 5-20+ years, doctors, business owners, etc the folks that have high incomes and have saved or let it compound in the stock market all this time.

In many parts of the US, manufacturing and similar jobs are going away and what remains are service sector jobs.

Then invest at your leisure..

I came from a completely different sector with the goal of investing in real estate on my own.

I am visiting Dallas area soon for leisure but i would like to make use of this trip for business purposes as well to ask you guys what area(s) in Austin or Dallas/FW are worth looking into?
