If tenant abuses them, they pay for the replacement.If you don't put anything up, Tenants will hang blankets, sheets, football banners, political signs, or some other thing that looks like crap and they'll probably damage the walls.

Use that time to get your inspection, double and triple check your numbers and maybe even float an ad or two on Craigslist for rent to see if their is interest in your areaPersonally, I buy  HUD homes that may be as far away 6-7 hours from my house.

I asked the contractor if he thought he could float the floor, or if he'd need to install a new slab during the initial walk - he didn't have an answer at the time, but he has since mentioned it needed to be leveled.
