So to create the "grade" you might weight each of the data points the same (think of it like calculating a grade point average, assuming you are taking 5 classes each worth an equal amount of credit... or weight them differently if you feel strongly that one data set is more important than others).Here is a good census site to use to get started: https://www.census.gov/censusexplorer/censusexplorer.html

Some HML can give weight to your credit, but if you don't have good credit its no use.Some hml might lend to first time flipper but it may be 6 month term.

Both were rare bargains for unique reasons and we were fortunate enough to make cash offers with quick closes to buy under market as both sellers needed to get out ASAP.However, we did use a RE agent to make offer and do the deal, he is family friend, and he was worth his weight in gold.

I managed to scrounge up enough money and had a mentor to help guide me, so my knowledge/money/support side was firmly weighted towards the last two, and mostly the third since my mentor is awesomely knowledgeable.

I only ask because I can feel the weight in your initial post.Getting into RE, especially as a broker if you wanted can be financially beneficial and maybe pay that debt off in 3-5 years.
