Instead of just putting a classified ad saying that you have a house for sale it is good to pay for one of the ads in the section like the Realtors have advertising that you have houses for sale.

I have had them since december of 2005 and have listed them on every free classified site I could find on the internet, have put an ad in the newspaper, have it listed with a realtor (not an exclusive right of sale, if I sell it he gets nothing), signs on the property, I even tried to go to my local real estate investors club, which apparently doesnt exist...

I've heard its an issue of convincing the IRS you are classified as a RE professional, anyone know what this entails? 

How are modular homes classified in the MLS or sold in the resale market?

Now I classify myself as an anal conservationist but moderate on most other items.

I classify it as part-time because I have declined trips and blocked out days because I use truck a lot too.
