Being that it was me, I wasn't able to advise myself out of a paper bag.  

If you are going to mail/market to them you need to create an authentic message that depicts you and what you're about and how you can help them.

A non-legal adivice answer would be a bag or two of ice melt per year is alwasy better than dealing with a slip and fall or auto damage caused by ice. 

Smaller multifamily is a mixed bag.

Upon move in, she had a 3 page list of requests.These included new:New vacuum cleaner bags for a vacuum which was already in the house.A wooden strip added to the front door as she thought the gap was too wide.New electrical outlets for the whole house as the existing ones were old.There were some valid requests which I fixed straight away (AC wasn't cooling below 80, one electric outlet wasn't working, washing machine wasn't hooked up properly).When August rent was due, she paid on the 11th and gave me a doctors certificate and said to please forget the late fee.The lease calls for a $75 late fee after the 5th plus $10 per day for every day it's late.

Placing trash bags out to be torn up by dogs, cats, rodents, etc... is usually against code.

She left voluntarily but left a bunch of bags of stuff, and many were untied.

But, with that comes a lot of hacks and dirt bags. 

With that you know you won’t get caught holding the bag.  

Basically the older guys equip the newbies with a trash bag and a stick.
