Motivated by my own curiosity and desire to see which townships in Santa Cruz are performing compared to their neighbors, I dove deep into Santa Cruz County real estate data since 2010.

Pay close attention to your closing statement to make sure the security deposit amounts correspond to what is stated in the leases plus any accrued interest.

For example they paid many of the closing costs that the seller usually pays for, missed multiple deadlines and lost their ability to negotiate certain items, got prorated rents actually received instead of accrued (they had to chase the late rents instead of making the seller do that or pay that money at closing), received pro-rated property taxes from last calendar year instead of the most recent mill levy because they didn't know any better or didn't read the contract ($11k not in their favor), etc. 

I'm currently referencing J Scott and Dave Meyer's buy and hold spreadsheet found here - https://www.biggerpockets.com/files/user/kayleebp/file/real-... while reading their real estate by the numbers book.Overall it's been great, but I am stumped as to why they added the cash flow and the equity accrued together to get the total return figure.

Based on what we are seeing in the market about 75% (rough estimate) of deals are pausing but accruing distributions to LPs and some are even doing capital calls to prevent a default scenario.

@Natalie Kolodij So one can write off Heloc interest paid/accrued from purchase/improvement of a rental property.

Not to bring up bad news, but just to satiate my own curiosity, I googled  "Sherwin Vargas Real Estate"  and it brought me right to this thread.
