You even mentioning he tenant being responsible for weed removal (weeds coming up in a fully grassed lot verses no grass and 100% weeds) is just weak, and trying to avoid your own obvious obligation.

It only takes one bad tenant and you're out $3,000 in damages or even worse, on your way to an eviction, owed 1-2 months in rent, a deposit that covers nothing because they trashed the place on the way out.I'd say this the difference between a weak market and a strong market.

I would much rather have 1 strong property that is caught up on maintenance than 2 weak properties that I have to keep worrying.Two different strategies and I have seen them both work.
