(Commonwealth Classic Theatre Company does a free-in-the-parks production every summer that they tour around to many parks in the Philadelphia area, for a few weeks in July. 

i will check it out.I will tell you this much - i have a RE agent in Philly and last week i went on the tour to see something like 10 potential properties.

I suggest for people not comfortable with numbers to attend property tours and listen to the overview of acquisition and the rehab.  

Some of the things you describe (holes in the base of the cabinets) would have been visible when she toured the house prior to renting it.Anything that is an emergency, deal with right away.

I would say 80% of my traffic came, and my eventual tenants, through CL.I would also recommend scheduling open houses as opposed to doing individual tours or viewings.
