Other fix & flip investment.

Purchase price: $340,000

Mixed Use Property. 2 Apartments Upper, 1 Restaurant Lower. Restaurant is vacant.

What made you interested in investing in this type of deal?

The property is in a good area, has loads of potential, and can more than handle the debt.

How did you find this deal and how did you negotiate it?

I found this deal through extensive research. I negotiated this deal under an ABL (ASSET-BASED LOAN). I contacted the real estate agent, took a tour of the property, acquired all financials for the property, and did the math.

How did you finance this deal?

I am acquiring a asset-based loan from a private money lender. I have been approved for the purchase loan and rehab.

How did you add value to the deal?

I did all the leg work, and necessary research.

What was the outcome?

The sale is ongoing. I am in search of a partner to help me with origination fees and closing costs.
