Continue the process for another six months at the same rate with the same consistent and persistent attitude, and I would expect to see another 4 deals done and 10 or more monetized leads.

I think it comes down to being persistent and find creative ways to attract motivated sellers. 

Sometimes all you have to do is show up and sometimes you have to keep your persistence to a level that makes you TOM.For me Voicemail, Live Answering, or self answering all have their good and bad points.

I make up for less-than-perfect marketing by persistence and a compelling message.

Be persistent and consistent.Among all the other metrics you track, make sure that you also count the cost for your time.

I have really tried to stay persistent with making sure I return all calls the same day.

Most people don't bite on the first go and persistence is key.

Takes persistence, and you may have to spend more that you originally thought.
