Is there a way to structure an agreement (without incorporating) so that the lender can anonymously lend the money through us to the investor?

They just recently started incorporating a company website you can use to market your business and rentals.

Pre-existing investments in the form of a previously purchased condominium unit, shares of stock in corporations, leasehold agreements and proprietary membership shares are accepted in lieu of the required US dollar time deposit.

We incorporated with a company called Incorp.

I incorporate research and BP podcasts into my workday but I could do so much more if I was out finding deals.  

If you are a sole propriator working from home and are not a business you may not need a business license but you would be crazy to be flipping houses or owning many rental properties without being incorporated.
