Kimberly,We want the world and we want it cheap. that said, a good, personal relationship is a plus, one where were not felt to be a number in a bunch of properties that you manage ( i get along great with my PM and i think that makes a big difference). we do not like to get nickle and dimed for everything, when we purchase these properties, yes we run numbers to make sure they will cash flow and can make some money on them, but we do not want to end up not making money because of charges that were not accounted for. the main thing is getting the places rented, if you can keep the places filled and for the right amount, both you and the landlord get to make money. go into each lease like your creating a team, what can we do to the place that you feel will really bring in the tenants and if we do that than prove that by getting it filled.
