I will note that each HML I have used (only 2) require you to keep your interest payments current during the project, so there won't be much accumulated interest at payoff.A couple items that might be missed: - most conventional lenders (your refi) will require 6-12 months seasoning on the property before lending on new value.

I'd like to start accumulating properties in my area (by owner occupying, then moving out a year later), but only if it makes sense financially.Basically, I want to know if:1) Is it sound strategy to ignore the 1% rule in areas with high appreciation, and2) Is it alright to ignore the 1% rule for fourplexes?

With no risk/ work investment at 5% or more, do we risk the equity we've accumulated and add another tenant to deal with or just take the cash and wait for a downturn to buy another property down the road?
