Check and make sure the building is not in an area transitioning away from medical to something else and that all the growth has moved to a different corridor etc.If the unit is dated and tenants lease is coming due soon they might leave to a brand new facility to upgrade their technology or ask for a big TI credit in exchange for renewing the option period even if it doesn't mention it in the current lease.
