just house hack in san jose,hayward,fremont, livermore. key is having adu.you can still cash flow pretty good in place like antioch or pittsburgh, there's one condo for 199k with $2.3 rent at least right now. for rest of area just do flipping (when you're pro) 24 hours :) house is still going crazy, a crashed 25k house in gary indiana sold for 1 million recently in peninsula :)
