Newbie in Peoria, IL

Hi, everyone! I'm Josh. I live just outside of Peoria, IL. I grew up in Springfield, IL, but Bradley University drew me to Peoria and I've been in the area for just over 20 years.
I am a full-time and volunteer Firefighter / EMT. I have 10 years of sales experience, mostly with various construction and building products. I love baseball, mathematics, and theology.
I have always been interested in real estate and construction, but I've only recently decided to invest. Last summer or fall I decided to focus on moving my family toward financial independence, and after reading dozens of books and blogs, and after listening to hundreds of hours of podcasts, I decided to dive into REI. All of the reading and listening eventually led me to BP.
My strategy right now is a BRRRR strategy. I close on my first rental property in about a week, and I have my eye on a few others. I plan to invest in the following markets: Peoria, Springfield, Chicago, St Louis, Milwaukee, Orlando, Indianapolis, Kansas City, Pittsburgh, and Dallas.
I'm looking forward to meeting many of you!
