The full-time employee could always work on the latest acquisition doing demo and removal etc. to prep it for the subs when not busy with repairs.Running out of work and having an employee collect unemployment is not really a concern for us.

The cost to have someone demo the existing tile is not expensive.

I plan to contract the roof and other aspects of the job however, initially I will be using a handyman for some basic demo, drywall & landscaping on the property. 

I have had homes i made loans on only to come back 8 months later and they had been destroyed by vandals and city demo them..

A 3/2, 2 car garage 1,500 SF house for $10K will almost always be in a bad location, a stagnant or declining neighborhood or one so far gone 1 out of every 5 houses is vacant, boarded up, physically deteriorated or on the demo list, a high crime area etc.2.

If you were to pay a handyman for “demo services” as a single line item and then pitch in a little sweat equity to reduce his hours how do they figure it out?  

If the homes have come to the end of their useful life, the taps may have as well AND the utility may require you to demo and install new.I don't know why your architect would tell you not to get a survey or a soils report.

If you take the lowest bid they rent a demo saw and diamond blade from rentals r us and cut away.
