I'm not sure if you're using "steam cleaners" generically, but I have found those to be the cheapest and most ineffective methods.

Find a great house cleaner (two preferably) and a handyman.

I just had to submit documentation (photos and receipt) and the other CS representative reimbursed the total price.It's important to note that it didn't involve Aircover, it was done on the phone.So if one day you have guests throwing a party and you don't want to clean it on your own, you can find a cleaner (for example on Turno), have them clean for you and submit the receipt to Airbnb.

Need to have reliable staff near property (Cleaner/Handyman/Hot tub support/Electrician/Plumber).

I found my cleaner through Turno and met my handyman at a bar in town when I was touring properties.

It keep things cleaner and less risk in the long run from a control perspective.

Honestly, it would be cleaner for both of you for your mentor to purchase the property 100% themselves and then just hire you as a handyman/property manager.
