I would get a job at a real estate company or PM company or some company that is in the business so you gain practical experience.. the only type of private money you will attract most likely is friends and family that want to help you out.. there are too many great operators out there for people to do business with then to risk on someone with zero experience or any thing else related to the enterprise..
