He manages only one building in each city, and this morning, he evicted a tenant that ended up with the sheriff noticing heroin in the apt and turned into a huge drug ring bust, and then, THAT SAME DAY, got a call about his Somersworth building where a 15 year old kid was firing bullets into the air because he was mad at his girlfriend, and then pointing the gun at people trying to stop him.

It seems there are risks associated with this outside of doing the job well/right that might need to be factored in here - another person recounted that they hired a carpenter (presumably unlicensed) who did great work but deep into the job had a relapse (drugs) and attempted to extort him.

One of my inherited tenants:Sociopath. prime suspect in shooting death of husband, prime suspect in disappearance of second husband, attempted poisoning of 3rd husband, charged with forging checks, self admitted to mental hospital to avoid charges, drug dealer, police snitch, suspected of arson in 3 separate cases, intimidated and threatened all other tenants.

Unauthorised pet, new boyfriend, drugs, adult child moving in, undesirable guests, the list never ends.Section 8 generally have much lower social skills and standards and will often do things without understanding consequences since it will be you and not them that suffer.I equate managing section 8 to controlling a fire in high winds.
