How I managed: collect all rent via Chase bank deposits (not everyone had a bank acct. for digital payments), electronic leases, and would have a list of vendors service the property if there was an issue.

I believe it is everyone’s responsibility to use surge protectors on all sensitive electronics,  whether homeowner or renter.I would say it could fall on negligence when the “surge” is caused by faulty wiring inside the house.

I recommend you do the same unless you want to encourage this tenant that it is okay to make their problems into your problems.For the future, consider requiring ACH/auto-debit/Zelle or some other form of automated/electronic payment so "I couldn't get to the bank" is no longer a factor.
