I use electronic ones and don't give out physical keys.

How I managed: collect all rent via Chase bank deposits (not everyone had a bank acct. for digital payments), electronic leases, and would have a list of vendors service the property if there was an issue.

I believe it is everyone’s responsibility to use surge protectors on all sensitive electronics,  whether homeowner or renter.I would say it could fall on negligence when the “surge” is caused by faulty wiring inside the house.  

I push for electronic payments until they happen without fail.

Kids will be attached to their personal electronics anyway.A Foosball or Pool Table makes more sense for a loft.I like the board game idea.

Document the days and the hours and the noise level as measured electronically.

If it were me I’d pick up rent or have the tenant send electronically and until they missed a payment they would be on auto-pilot.

I recommend you do the same unless you want to encourage this tenant that it is okay to make their problems into your problems.For the future, consider requiring ACH/auto-debit/Zelle or some other form of automated/electronic payment so "I couldn't get to the bank" is no longer a factor.

But I feel like I read that electronic communication was not useable for legal notice i.e. 30-60 day, 3 day pay or quit ECT. 

After that, you can collect the subsequent month's rent however your lease allows (personal check, electronic transfer, etc).
