Here are some numbers from 2016 project, I purchased a house in Melbourne for $420k and got designs for 3 townhomes cost $20k, just employed architect and onsold in 12 months for $850k to a builder/contractorThe trick with this one is the builder/contractor must have 20% net profit and the designs must be very good and what the market dictates otherwise it wont sell Australian property market in general is now in decline.

The owners and architect worked closely with the city's building dept. to do everything to code or have the code adjust to them. 

In current market conditions I could easily get 7k, though more importantly I need them out to start work, however I’m not ready to do the work because they wont let my architect and contractor into house (they are scared of Covid, strange how every time I come check out the house, no home is home, guess they go for family drives and don’t leave the car) so I’m struggling to finish the plans but should manage to finish in 3-5 months despite this.Tenant says they aren’t paying rent because my wife told them before they signed the lease they could stay for many years (my wife denies this but I cant confirm one way or the other).

Do you only require this of general contractors, all subcontractors or design professionals (engineers, architects, etc)?

Don't just assume that you can.Your next step would then be an architect.

My goal is to go through the process by myself from start to end to gain project management/execution experience including but not limited to ordering a survey, working with an architect, permit process, coordinating with contractors/subcontractors on excavation, foundation, framing, roofing, electric, plumbing, etc.

I also get architect drAwings so that way plans are on site so everyone knows what’s going on.

Any stellar architect recommendations out there?
