The 1920s come with tons of curb appeal, amazing woodwork, often large rooms and tall ceilings (if you are closer to the lake), smaller kitchens (no real space for a fridge and dishwasher) and closets.

I initially planned on using  the closet comp and shaving 10% off the ARV for the fact it was on a busier road and not in a neighborhood. .

But, the way the original floor plan was the master BR had a 1/2 bath so had to use an adjacent closet for the shower.

Your other alternative would be a portable dishwasher.

And our owner’s closet is always full.

@Dallas Trufyn  I'm not sure these add any value as both the fire pit and grill are fully portable and I'm not sure if anyone would assume they stay with the property upon the tenants vacating.The looming issues here are the failure of these tenants to abide by the lease terms, and the exposure to liability they have just generated for the owners.  

I recommend a portable unit.

Your internet presence will make or break you  There are lots of great family memories to be made and you can get in the car and just go as your beach stuff is already in your locked owner's closet. 

I'm looking for more info so far I've come accross 3 companies: MagicPak, Skymark, and FirstCo that makes these types of units where there is a single HVAC inside of the unit - typically in a closet style box. 

I bought a home that has laminate flooring in the bedrooms, but they did not do the closets.
