Backstory: For the past 5 summers, my dad and I have been going on fishing trips in Alaska and the past 2 we have had the opportunity to stay at this incredible lodge in Thorne Bay. 

we love fly fishing.  

Moreover, with the markets as strong as they are in this area and the economy in general, you're fishing in heavily fished waters. 

But I think now is a good time to be cautious and only invest in the very best deals whereas a few years ago it was like shooting fish in a barrel.I am also a strong believer in looking at other things to invest in while you 'wait for the hammer to drop'. 

Comps are recent sales that are comparable to the subject property What someone is asking for a property has nothing to do with the comps The property is either undervalued,at market price(for that day) or overpriced   Most fsbo's do not sell because of incorrect pricing and they will soon be listed on the mls unless the owner is just fishing and has no real need to sell

Then we have a lot of investors who love LR as they are a big fish in a little pond (pond is really not that small as metro area is over 800,000).Point of this silly post is that there are great teams in these markets and all these markets are working for hundreds of people.

Morning Isata,there's a saying "give a person a fish and they eat for a day, teach a person to fish and they eat for a lifetime."  

I am just uncertain of the this would factor into the equation from a lender's standpoint.I am just fishing for ideas and opportunities and thank all of you so much for time and wealth of knowledge.

We continue to see lots of Chicago people moving farther out of the suburbs and commuting so that's great news for us small fish :lol: I just bought another fixer upper and curious if anyone is familiar with land contracts?
