I have been thinking lately about using a 401k loan for closing and taking the $20k for REI investment purposes.I know that if you use the 401k loan for first time house buying you can stretch it out to 15 years (obviously I would pay it back long before that) but this would give me some immediately capital to deploy.Is there any way to do this since the $20k earnest is already in escrow?

Occasionally everyone will show something but if it's over and over again or a large group then take special notice.The high motivators are death, divorce, retirement, partnership split, other businesses stretching them to thin, health reasons, relocation to another state or country, bought into the industry and want to now exit, etc.If it's an existing business that is not franchised I will look at it IF they have a long track record of success.

I live in the California Desert so know a bit about AC units, and when it's 118 degrees out, my own AC will run non-stop for at least 10 hours at a stretch, which has never caused it to freeze up.

@Ashley WolfeI'm not wholly familiar with Angie's List, because I am not signed up with them; however, I've known quite a few people who swear by the service and have found great contractors through Angie's List.I'd recommend if there is a "trial membership" that you join through that and take a look around the website to see if there are any contractors that you'd need in your area that can be found on that list.Also, I'd join your local REIA (Real Estate Investors Association), because oftentimes, there will a. be contractors who are a part of that organization, or b. you can network and get names of good contractors via the members within the organization.Finally, this is a stretch and takes more time, but when you are driving through areas, and you see those signs in the yard that say that the: roof, driveway, lawn, etc, were done by "X" company, and it looks good; take down that number and give them a call for pricing.

The idea is to get a mortgage at the lowest rate possible. stretch it out as long as possible and have your tenants pay it off while providing you positive cash flow.

After having been a flipper/developer since 2011, I have gone back to being an investor/lender on a full time basis.We have lent in CA (Bay Area and Sacramento metro), FL (Miami-WPB stretch, Tampa-St Pete's-Sarasota stretch), NY tri-state area currently but will look at opportunities in other metros.
