As someone starting out and examining options, I would, if I were you, take some time and gain knowledge on the options you have available considering your resources. 

Nerves are usually knocked out by market awareness and understanding of the investment. 

I've already signed up for an online course so hoping to pass the exam in the next month or so.

What makes more sense  and what are the factors to examine when we (as builders/land developers) are faced with the option in creating a subdivision of building more homes on smaller lots or fewer homes and maybe larger homes on larger lots?
