This implies that if their lease does not currently indicate that smoking is not allowed in the unit, you cannot change the lease to not allow smoking in the unit.

Even if they're not overtly saying "get a mentor" it can sometimes feel like it's implied you should get one.While I don't have a strong opinion one way or the other if a mentor is required, I am a big advocate of trying a different approach to get one rather than outright asking for one in the forums.

IMO, contracting, promising to do something, knowing you're not going to do it as you say or imply and not even having the ability to do what you say or imply is simply fraudulent, you know you're lying and yes this is unethical conduct in real estate.Now, if you think the ethical matter goes away by disclosing to an owner that you're just marketing a contract to sell their property for them, you're acting in an agency position for a principal, you're they agent the owner is the principal.
