Amanda H. Can I be forced to accept Section 8?
2 August 2019 | 154 replies
Wow,  some wild ideas in this thread.Forget state law, federal law, you can't discriminate on sources of funds BECAUSE they come from government sources, welfare. food stamps, Sec 8, grants for housing allowances, military housing` allowance, etc. Then you get into allowable rents that may be paid under Sec 8, the household income is computed, with the voucher amount, the can't pay more than 33% of gross income (I believe it's still 33%).The rent that can be charged is not effected, unless you have rental controls from other regulations.

Oh, given the 2000 ft, 5 beds, and 2.5 bath, if there's only one gas/water/electric meter I can totally see u marketing it indeed to big families (these days multiple generations often combine households and rent out a whole house) as huge house with suite downstairs for extended family does seem attractive and likely brings in a rent premium; DC can't be too far away is it?

The one exception is that if a PHA issues 1 Bedroom rate vouchers to 1 person households, they may elect at some point to move those vouchers to studio rate vouchers (0 bedroom rate), which could serious impact the rate that new tenants could rent at, but again would not change the total amount of rent collected by you for tenants currently under a rental agreement.

I've never been a fan of those moral compass type employee questionnaires and we would never use such a questionnaire in our tenant screening. However, we do query our tenants about basic household operations and provide them with an orientation (here is the main cut-off for the electrical; here is how you shutoff the natural gas; here is water shutoff; here is the fire extinguisher & here are the dates upon which you can go down the street to the fire station to learn how to use one .... ).

Middle class people will have to have a place to live even through covid. And lastly, as others mentioned there will be an exodus from densely populated areas to those that are perceived as safer and a better value if more people can work from home.A recent study in Honolulu found that 45% of households have had their income drop since covid and 25% are having trouble paying their bills. 13% have food insecurity. So, now that I have shared that I believe this is going to get worse, I will say I believe real estate is a safer investment than stocks at this time and is always going to go up as a long term investment.
