They will not pro-rate the rent even if you completed the repairs 1 day after the deadline. 

Keep in mind the some JP courts interpret it to be 5 business days and some just 5 days so you are looking at a deadline of next Monday or Tuesday. 

Normally a lease converts to month to month when it expires so you will be on a month to month lease starting April 1st anyways.In the future I would sent notice about 90 days before the lease expires informing the tenant about the new rent and including a lease to sign with a deadline to renew.

Typically, you'll give EM when accepted by owner, and a deadline for bank approval within 90-120 days.
