If they do you can forget it as the Dentist would likely love to buy the property for that cheap of a price and keep his cost low then pass on his ROFR so you can almost double the rent on him.Dentists can make pretty good coin 200k to 300k a year so generally if landlords try to squeeze them they have options.

Flip side of the coin: bandit signs are pretty effective compared to all your other options, and in many communities they just get thrown away because the cities don't have the resources to pursue everyone that sticks a sign on the corner.

Depending on how I look at the numbers, what I put in as estimated vacancy rates, coin op laundry, and common space utilities, this thing can provide all the way from close to free living for me, up to paying $200-300 a month more than the place I am currently renting.

But you pay the price for their economies of scale and steep learning curve.The other side of that coin of course is the national intermediary where you get the best price and overall company competency because of economies of scale but your experience will be dictated by the quality of the sales rep assigned to you.You're best bet is going to be the firm that is large enough to give you national economies of scale and yet structured so your experience and interface is directly with senior consultants with significant experience.
