Don't underestimate the power of your presence to keep the project "on track" and "on budget".

Going to a broker and saying "I am looking for a home for my real estate business and I would prefer that to be with a firm with a local presence because team camaraderie is important to me.

Madison Property Management has a large presence especially downtown. 

Is there a multi family investing presence in this area?

I usually buy in places where I have friend or family who go see it in person but they are not necessarily the places with the best CoC.So my question is, do you fly down to see a property before you purchase it or can the whole transaction happen without your presence?

As for a presence in WA state, there are weekly meetings in Spokane, Bothell, Tacoma and Seattle, and a Cash Flow game in Bellevue, according to the current calendar.Here in suburban Chicago, we have three regularly scheduled meetings, each in its own location which are attended by some 200+ active investors.

That said, if you were to look in the U.S.A. rust belt or Texas, you could find even better returns.As Aaron stated, more clarity around your thoughts/plans will help focus the advice and feedback you receive here (and might limit the number of turnkey solicitations you receive).As far as selling your current property, if you no longer maintain a Canadian presence you could be taxed as a foreign investor.
