If you can still call the property owner occupied, that will give you a little boost but that might be problematic in your plan as the lender will want you to stick around in the property for 24 months to call it Owner Occupied.

They're going to be willing to work with you.If the wife wants to sell because they're losing their shirt, then you're going to have more limited options with them from what I would guess anyway.But buying 12 in one fell swoop is going to be a really big boost to your portfolio.
