If you want more like traditional style, you can overbuild roof framing.In anyway, you may want to consult a licensed architect (like me :-) and/or structural engineer in your area.

After personally reviewing the property and noticing an issue with the foundation of the pool and pointing it out to them, (I am not even a contractor or an architect and noticed this) they came back two days later with an estimated rehab of 95K!!!

The insurance basically covers a practitioner's failure to live up to that standard, except when that failure is intentional or illegal.For the most part.Realtors, financial advisers, doctors, lawyers, property managers, architects, and a host of other professionals work within systems defined by licensing boards, professional associations, etc., establishing a standard.

A local architect could help you understand allowed uses (vineyard, winery, etc.) given zoning.  

Both of my parents are architects and my mom, in particular, instilled the "green" bug in me.

If you put together the right team (Architect, GC, Expeditor) you'll know exactly what your numbers are going into the project and you can always sell the lot with approvals already in place to a spec-builder / developer.

When it come to rehab or renovate, i'm not good at it so i plan to hire an architect.
