Hello BP Community,I'm learning how to evaluate foreclosures and have a quick question about the trust deeds affiliated with the property.

I have no affiliation with them.If you just have the capital and are looking to partner with a sponsor who brings the deal (or experience), you will be working with less experienced sponsors who do not have an established investor database and/or the net worth and liquidity to qualify for financing. 

The best answer most of them can give is, "just figure it out".I have a problem with that the way people here on BP have a problem with me being an affiliate marketer.For me, that's why having an investor community is so important: I can see what people do, and in the study groups we learn how they were able to do it.

If I affiliate with one those for-pay mentors, it would significantly delay my ability to get out there and purchase.
