Germantown - $$$, very few deals in general as it is similar to Collierville, maybe some on western edges, but those are very hard to find.

If you are talking true high-end, .i.e, Sub-zero/wolf appliances,western window systems, then i would have a different discussion.   

Realtor who lives there says town council may be bringing stiffer rules on STR such as capping the number (well below current) and not allowing permit transfers upon property sales.I've read this same story about several western ski areas, many ski resorts are struggling with understaffing as a result, and angry customers, and many ski towns are taking measures to limit STRs.
