The only thing I would be able to sell at the moment is a $100 speaker as well as a 50 inch TV, that’s all I have to my name, so I’d rather keep these things and maybe sell them in the near future when I have 10-15k saved up. 25k a year; that seems insane, but definitely not impossible.

Based on my interpretation on the information provided though I would recommend the fallowing:If you have just a knee wall (mini-wall) it could be removed to provide a few extra inches if that's all that's needed.

Phillip, if your market can tolerate it, I would heavily consider the 30 inch fridge and add a stackable washer and dryer.

I would cut out vents on t he second floor, run my flex to the vents and the frame the perimeter of the first floor ceiling about 15 inches lower and install high hats and drywall.
