If you have ceiling fans that is also a concern unless they are really high up  and out of the way like in a 15 ft tall warehouse space etc.Mixed use is harder to manage and lenders generally like  a lower LTV on the loan such as 65% ltv because a small investor is juggling 2 types or more of various asset classes in a single building.

Yes i don't have self storage expierence, (Its new here in Europe, dont have 40 years history like in US) but i learning a lot about it and i have another kind of real estate experience - individual houses, apartment houses, warehouses and i don't work alone.

I've always said that if it weren't for the seriously frigid temperatures I would've relocated to the Chicago area some time ago.

Maybe add a yurt or 2 in the nicer temperature months and....voila.....less grass to cut and more money coming in

Starting in January I have two homes that are going to be air bb and I just bought a warehouse in the middle of OKC with a blank lot that I am going to build 2 tiny homes by this time next year.
