The same way that the bank insists your spouse sign off on the loan, the title company will insist that your spouse sign off on the deed transfer because the transfer is occurring after the marriage.

In the front of my lease agreement is listed the Financial Page, Pro-rate Page and I do have the signed lease page marked with a paper clip.I have photo's of the home before I rented it out for the Judge to look at.And (Upon request) I bring my Photo Book of our rentals (outside views) in case the tenant(s) insist I'm a slumlord.
