As East Austin RE booms and gets more expensive, that demographic is being pushed out to Manor.  

I wouldn't advise that in Japan, because of their declining demographics. 

I was friendly with some of the office staff and would ask about demographics for my RE "research".

I will tell you that the properties on Highland Park a number of years ago would sell around 300-250k, but they dropped like a rock because the neighborhood demographics shifted the wrong way.

Try to figure out what demographic you are trying to attract and figure out what you would want in their shoes.

While the concerns @Steve Kontos raises about the unit mix are valid, the 55+ demographic is much different than a traditional renter.

Who will be your market demographic?

If you bring other investors on board (sell them turnkey, or just raise money) you can actually acquire enough houses on one block to change the entire demographic of that block in just a couple years.
