Don't overlook some "Destin-adjacent" luxury STRable properties.  

It is in a convenient location, close to many restaurants, business centers, highway, downtown, airport, hospitals, seaworld, zoo, etc. 

The crime part of that is concerning.Small towns can make for great places for a nice STR getaway, as long as access isn't too far from airports or major cities.

Anywhere in between can be a perfect place for you and our airport has direct to Laguardia - in fact I’ve flown to NYC for lunch and back in the same day.

✅ Low operating costs✅ Low crime rate✅ Low risk of a natural disaster✅ Pro-business legislative environment✅ Sufficient population to have economic stability, major highways, and a major airport.

I'd like to help cities provide workforce housing + increase density by identifying SF lots that can be rezoned to duplex, triplex, MF, or tiny house on foundation village (if not ID'd in future zoning plan then it's near-enough/adjacent and has potential)

I think it's because of the location being near a busier street and a run down commercial property adjacent to it.

I think what is more important than seeing the property is you need to see the neighborhood, adjacent properties and the quality of potential tenants, or even the quality of potential buyers for when you want to sell the property.In regards to the many post saying you need a good real estate agent who will make videos and watch your back, I don't believe many (if any) of those agents exist where you can find an agent who has the ability, the want and the expertise to do the math, do the mental processing and then do business that aligns with your agenda.

I'm thinking about the adjacent neighborhoods around the Heights such as Corry Ville, Mt Auburn, CUF, Avondale, and Northside.

RE:"  lower per unit rents" : Actually, it's the opposite for section 8 in this area as compared with adjacent neighborhoods.
