I would like to convert my LLC, House to Home Rehab, to an NPO - By doing so, is anyone aware of any programs that would allow me to purchase/acquire distressed properties at a discount, if my intentions are to renovate them for the sole purpose of converting them into temporary housing for the homeless?

I also have to remit use tax on items I buy for the properties to have shipped to my home, and temporarily store in Denver (this usually happens on internet orders for items used/consumed in Fort Morgan - Denver doesn't have a temporary storage exemption).With relation to creating a holding company - again, talk to a CPA and Attorney to get the best answer for you....and whether or not it will matter.

If you will have negative cashflow, I would suggest you rather sell it, unless you can foresee that the downturn will be temporary and you can float the negative cashflow as the rents increase, etc.

If you can afford to get into your dream home right now, I think you should go for it, especially if it will be a good investment.If it's not your dream home & it stretches your budget (& minimizes your investment funds), then I would go with a cheaper home, knowing that it will be somewhat temporary.

Here's my location test: If I had a temporary reason to move out of my house (hurricane blows off roof, fire damage, etc.) would I be comfortable moving my family into this property/neighborhood on a temporary basis, if it were vacant at the time I had that emergency?
